...finding land suitable for development for the residential sector.
Land with planning permission for residential development is much more valuable than land without such permission.
Suitable land may currently be in commercial or industrial use, or even as part of a large garden. However, applying for planning permission for "change of use" to residential purposes is a complicated and expensive business.
Many sites which appear to offer scope for development will never get planning permission for a wide variety of reasons. Many thousands of pounds can be spent on an application which is ultimately doomed to failure.
We have access to planning experts with long experience of dealing with local planning authorities, who can gauge whether a particular application is likely to succeed.
If you are the owner of land which our experts think may be suitable for residential development, we can arrange for a planning application to be submitted on your behalf.
We will pay all fees to the council, and commission and pay an architect to do the design.
You as land-owner won't have to pay a penny.
In return for taking on the risk and the expense, all we ask in return is the opportunity to buy the land from you if the application succeeds. If we fail with the application, it won't cost you anything for our time, effort and expense.
In order to safeguard the time and money we invest in making your application, we ask that you enter into an "option agreement" with us. This is an "option" to buy the land for a fixed price, for a fixed term of usually one to two years.
After the term expires, so does the option, unless an additional agreement is made to extend it.
A similar arrangement is sometimes made when buying a car on hire purchase. The buyer/ hirer of the car has the option to buy it during the period of the lease. At the end he can either pay a pre-agreed sum to keep the car, or return it to the garage for no additional cost.
